Aged Care Facility Maintenance in Auckland
An aged care facility never closes. Residents are in their rooms around the clock, care staff are working every shift, families visit at all hours, and a room out of service is a bed the facility cannot fill. Maintenance in that environment is a different discipline from maintenance in an office, and most contractors have never done it.
NPM Management provides aged care facility maintenance across Auckland: rest homes, hospital-level care, dementia and psychogeriatric units, and the care wings of retirement villages. We run planned maintenance programmes, refurbish rooms and shared spaces, carry out reactive repairs, and manage the trades behind all of it as one team, with the planning, hygiene and communication that a care environment demands.
We have been doing this work for national operators for years. BUPA has described NPM as providing exceptional service to their facilities for over seven years. Our client list also includes Metlifecare, Oceania and The Selwyn Foundation. We hold Totika health and safety accreditation and manage safety through Safe365.
Why maintenance is different in aged care
The building is a clinical environment
Aged residential care providers are certified against Ngā Paerewa, the Health and Disability Services Standard NZS 8134:2021, which came into force on 28 February 2022. Certification audits look at the environment residents live in as well as the care they receive, and at the provider's infection prevention programme. A maintenance contractor working in that building is working inside the provider's compliance, not alongside it.
Residents are vulnerable
Many are frail, many have cognitive impairment, and a change to a familiar environment, a blocked corridor or an unfamiliar noise can be genuinely distressing. Work has to be planned with care staff, not just with the facility manager.
Infection control applies to us too
Dust, wet trades, plant, tools and people moving between rooms are all infection risks in a care setting. We plan containment, cleaning and sequencing with the facility's own infection prevention approach, and our staff follow the facility's hygiene and access rules from the first day.
Downtime is measured in beds
A room under repair is lost revenue and, more importantly, a resident displaced. Turnaround matters more than in almost any other property type, and it has to be achieved without cutting corners on the finish.
The buildings are sleeping care buildings under the Building Code
Care institutions for the aged fall under the SC (Sleeping Care) use classification. Their fire and life safety systems, escape routes, fire and smoke separations and emergency systems carry a compliance schedule and an annual Building Warrant of Fitness, and the standard of maintenance on those items is higher than for a building people can simply walk out of.

Planned maintenance for care facilities
A care facility cannot afford to discover its problems reactively. Hot water failures, ventilation faults, roof leaks over resident rooms and failed exterior coatings all become welfare issues the moment they happen. A planned preventative maintenance programme puts that work on a schedule, agreed with the facility manager and sequenced around the facility's own rhythms: meal times, shift changes, visiting hours, and the periods when particular wings are quieter.
The programme also gives the facility something to show at audit: a documented schedule, a record of what was done and when, and a plan for what comes next. Operators running several facilities get one programme, one standard and one report across all of them.
Room and wing refurbishment
Refurbishing occupied care facilities is a sequencing problem before it is a building problem. Residents have to be moved with minimal disruption, wings have to be isolated properly, and finished rooms have to come back into service quickly. We plan refurbishments room by room or wing by wing with the facility, run the trades ourselves so the sequence is not at the mercy of separate contractors, and hand rooms back clean, complete and ready for a resident.
We also carry out larger upgrades under our renovations service: converting rooms, upgrading ensuites, refreshing dining and lounge areas, and bringing older wings up to current expectations.
Reactive repairs in a care setting
When something fails in a care facility, the question is not whether it is urgent but how many residents it affects. Our reactive maintenance service prioritises urgent work ahead of scheduled work: we make the situation safe, stop it getting worse and carry out the repair, with the same team handling the reinstatement. Our office is open Monday to Friday, 8am to 5pm, and contract clients get a team that already knows the facility, its layout and its people.
Working alongside care staff
The facility manager and the clinical team run the building. We work to their rules:
Induction and identification
Our staff and any specialist we bring in are inducted, identified and known to the staff on shift.
Planning with the care team
not just the manager, so work never surprises a nurse mid-shift or a resident at rest.
Containment and hygiene
Dust and wet work contained, tools and materials controlled, areas cleaned before handover, and the facility's infection prevention rules followed.
Access and safety
Corridors, exits and call systems are never compromised. If a fire door or an escape route is affected by work, it is managed and made safe, not simply propped open.
Respect for residents
Quiet, courteous, and aware that people with dementia may react to unfamiliar faces and changes.
Health and safety systems
built for occupied and high-risk sites: Totika accreditation and safety management through Safe365.
