Commercial renovations and refurbishment
Commercial renovation work is judged on two things: the finished space, and how little the business noticed while it was being built. We renovate offices, retail stores, restaurants and hospitality venues, industrial buildings and warehouses, and school and community buildings, from a single tenancy refresh to an industrial scale refurbishment.
Where a full overhaul is not needed, we renovate the parts that are. Much of our commercial work is partial:
Partitioning and internal walls
new offices, meeting rooms and layouts within an existing floor plate
Suspended ceilings
new or replacement ceiling grids and tiles, with lighting and services integrated
Cubicle and washroom systems
toilet and washroom refits, including cubicles, fixtures and wet area linings
Mezzanine floors
extra usable floor area inside warehouses, workshops and retail units
Warehouse and unit builds
warehouse fit-outs and garage unit builds
Floors, finishes and painting
flooring, commercial painting and the fixtures that finish a space
Most commercial renovations happen while the business keeps running. We phase the work so parts of the building stay in use, schedule noisy and dusty work around trading and working hours, and keep access routes, exits and services working throughout. It is never too early to talk to us about a renovation that is still a year or two away: we can advise on phasing and the best order of works, and flag the roadblocks before they cost time.
Retirement village and aged care refurbishment
Retirement villages are where much of our renovation experience comes from. We have renovated more than 2,000 apartments in the retirement industry alone, for operators including Metlifecare, Oceania, BUPA and The Selwyn Foundation.
A village refurbishment is a particular kind of job. A vacated unit has to be stripped, repaired and refitted with new kitchens, bathrooms, flooring and paint, to a standard the next resident will buy into, and every week it sits empty costs the operator. The neighbours are still living next door, so noise, dust, parking and access all have to be managed around them. Common areas, community centres and care wings are refurbished in stages so the village keeps working.
Aged care refurbishment adds a clinical environment: resident rooms are turned around between residents, and work near care areas is planned with the facility team. Our retirement village maintenance and aged care facility maintenance pages cover the ongoing side of this work.
Residential renovations
For homeowners, we take care of the whole renovation, so you are not left coordinating builders, plumbers, electricians, tilers and painters yourself. You deal with one project manager from the first visit to handover, working to your budget and timeframe, with the work carried out by licensed trades and built to meet the regulations that apply to it. Whether you are renovating to enjoy the home or to add value before you sell, the process is the same: plan it properly, price it clearly, then build it.

Open plan living

Consents, compliance and older buildings
Many renovations need a building consent from Auckland Council, and some low-risk work is exempt under Schedule 1 of the Building Act. Exempt or not, MBIE is clear that all building work must still comply with the Building Code. We work out what the job needs at the scoping stage, so consent requirements are built into the programme and the price rather than discovered halfway through.
Commercial buildings add their own requirements. Changing walls, ceilings or layouts in a building with a compliance schedule can affect sprinklers, fire alarms, emergency lighting, fire separations and exit routes, and those systems have to keep working and be recorded correctly for the Building Warrant of Fitness.
Older buildings need checking before anything is stripped out. Buildings from before 2000 can contain asbestos in linings, ceilings, vinyl and cladding, and buildings from the 1980s or earlier should be presumed to have lead-based paint. Suspect materials are identified before demolition starts, and our own asbestos removal team deals with them, so the renovation carries on rather than stopping for a second contractor.

Transparent pricing with no surprises

See the renovation before it is built
It is far cheaper to change a plan than a finished room. As part of our project management service, we produce measured floor plans, 3D renderings and 3D walk-throughs, so you can see the layout and finishes and make changes before construction starts. The same plans help confirm the scope and the price, and a buyer or tenant can use them once the work is done.
We also work with designers and manufacturers where a project needs them, so the design, the products and the build come together under one programme.

What affects the cost and timing
Every renovation is priced on its own scope. These are the factors that move the price and the programme most:
Scope and layout changes
moving walls, plumbing or kitchens costs more than refitting within the existing layout
Consents
work that needs a building consent adds design, documentation and council processing time
Occupied buildings
staging work around residents, trading or school terms means more phases and more visits
What is behind the walls
asbestos, rot, water damage and old wiring found during strip-out are priced and agreed as they are found
Finishes and products
specification level and supplier lead times for joinery, fixtures and flooring
Access and hours
upper floors, restricted access and out-of-hours work affect how the job is run
