Commercial Grounds and Exterior Maintenance in Auckland
The outside of a property is the part everyone sees first and the part that is easiest to let slide. Lawns get long, gardens get tired, gutters fill, cladding goes green, and none of it is urgent until a resident complains, a tenant leaves, or water gets into the building.
NPM Management provides commercial grounds maintenance and exterior cleaning across Auckland: mowing, gardens and hedges, weed control, irrigation, building washing, water blasting, gutters, roofs and windows, on a schedule that suits the site. We look after retirement villages, community housing, residential units and apartment complexes, office developments, retail and hospitality venues, from a single site to a portfolio.
We are a Rosedale-based team with more than ten years in Auckland property and over 3,000 completed projects, for clients including Metlifecare, Oceania, BUPA, The Selwyn Foundation, Haumaru Housing and AA Home. We hold Totika health and safety accreditation and manage safety through Safe365.
Grounds and garden maintenance
Mowing and edging
lawns, berms and verges kept at a consistent height, with clean edges along paths and gardens
Garden care
weeding, pruning, mulching and fertilising to keep planted areas healthy and tidy
Hedges and trees
hedge trimming and shaping, and the removal of dead or overhanging growth from paths and buildings
Weed control
on paths, car parks, hardstanding and fence lines as well as in the gardens
Turf and irrigation
new turf installed, and irrigation systems supplied, installed and checked
Clean-ups and green waste
seasonal clean-ups, leaf clearance and the removal and disposal of dead material
While we are on site we keep an eye on the planting itself: signs of pests and disease, plants that are struggling in the wrong spot, and areas where irrigation would save the garden in summer. We tell you what we see and what we would recommend, rather than just mowing around it.
Exterior cleaning and building washing
Regular exterior cleaning is not only about appearance. Dirt, moss, mould and lichen hold moisture against cladding, roofs, joinery and seals, and break down paint systems, membranes and sealants long before they should fail. A building washed on a cycle keeps its coatings and materials for longer, and its repaint comes later.
Building washing and soft washing
cladding, walls and soffits cleaned with methods matched to the surface
Water blasting
paths, driveways, car parks, decks, fences and hardstanding
Roof cleaning
moss, lichen and grime removed from roofing
Gutter cleaning
gutters, downpipes and outlets cleared before they overflow into the building
Window cleaning
external glazing kept clear
Solar panel cleaning
panels cleaned so they keep producing what they should
Doing it without polluting the stormwater
Everything that comes off a building during washing ends up somewhere, and in Auckland that somewhere must not be the stormwater system. Wash water carries grime, moss, mould, sediment, paint chips and cleaning products, and the stormwater network runs straight to streams and the harbour. Auckland Council's guidance on pressure washing and water blasting is clear that even biodegradable detergents are not permitted to enter it, and that contractors can be held liable for uncontrolled discharges.
On washing and roof cleaning jobs we plan the containment before the work starts: downpipes diverted to unsealed ground, drains and catchpits blocked, wash water collected and removed, and chemical treatments kept off when rain is forecast. It is part of the price and part of the method, not an afterthought, because the landowner carries responsibility for work done on their land.
Grounds and exterior work on occupied sites
Most of the grounds we look after are lived in or worked in while we are there. Retirement village residents walk the paths we are mowing beside. Tenants in community housing need to get in and out. Office and retail sites are open for business.
So the work is scheduled around the site: noisy machinery kept to agreed times, paths and entrances kept clear and safe, wet or slippery areas signed, and clippings and debris cleared as we go rather than at the end of the day.
Part of one maintenance plan
Grounds and exterior work is often the most frequent service a property receives, which makes it the natural early warning system for everything else. A blocked gutter, a cracked path, a lifted paver or a patch of rot on a fascia gets noticed by the team that is there most often.
Because we also carry out commercial property maintenance, repairs and commercial painting, what the grounds team finds can be fixed by the same company rather than logged and forgotten. Grounds, gardens and exterior cleaning fit straight into a planned preventative maintenance programme alongside the building's other scheduled work, with one plan and one point of contact. For paving, landscaping construction and other outdoor build work, our sister company Pavecraft is the specialist.
