Building and Renovation Project Management in Auckland
What We Do
One Stop, End to End Project Management Service. NPM has an extensive and skilled in-house project management team who are there to deliver and meet your every need. Managing our skilled sub-contractors over all our comprehensive service offerings.
What our project managers do
A project manager's job is to own the outcome, so the client does not have to. On every NPM project, one of our in-house project managers is responsible for:
Scope and feasibility
working out exactly what the job involves, what the building allows, and whether it fits the budget and timeframe before anyone commits
Pricing and budget
a documented price before work starts, and cost control through the job, with any change priced and agreed before it happens
Programme
the sequence of trades, lead times for materials, and phasing around residents, tenants or trading hours
Trades and suppliers
booking, managing and checking our own trades, subcontractors, designers and suppliers, so they turn up in the right order
Consents, safety and compliance
building consent requirements, site safety under our Totika-accredited systems, and asbestos checks on older buildings
Communication and handover
regular updates, one point of contact, a quality check at the end and the records you need afterwards
Renovation project management
Most renovations that go wrong do so for the same reasons: nobody owned the whole job. The builder finishes before the plumber is booked, the tiles arrive late, a wall comes out and exposes something nobody priced, and the owner ends up managing a building site on top of their own work.
When you hand the renovation to us, you get one project manager from the first visit to handover, who plans the job, runs every trade and deals with the surprises. That applies whether it is a kitchen and bathroom, a full home renovation, a unit refurbishment programme across a retirement village, or an office fit-out. For homeowners, residential building work of $30,000 or more needs a written contract, a disclosure statement and a checklist before work starts.
Our commercial and residential renovations page sets out the kinds of work we renovate. This page is about how the job is run.
Building and commercial project management
Commercial projects add a second job to the first: keeping the building working while it is being changed. Offices stay open, shops keep trading, and retirement villages and aged care facilities have residents in them the whole time.
We plan commercial projects in phases so parts of the site stay in use, set working hours around the building, and keep exits, access and services working throughout. We also advise early on projects that are still months away, identifying the best order of works and the roadblocks before they cost time. Our structured project management and quality assurance systems are what our retirement village and aged care clients rely on for refurbishment programmes that run across many units and many buildings, including more than 2,000 apartments renovated in the retirement industry.
Where a project also involves asbestos removal, commercial painting or ongoing maintenance, it stays under the same project manager rather than becoming a second contract.

What We Do Different
At NPM we believe that Images or Videos can say a thousand words. Would a 3D walk through help sell your newly renovated property? Do you need an update floor plan? We include this as part of our Project Management Offering.
Managing it yourself or handing it over
Plenty of owners run their own projects, and for a single trade on a simple job it can make sense. The difference shows on anything with more than two or three trades, a consent, an occupied building or a fixed deadline.
Coordination
managing it yourself means booking and sequencing every trade; with us, one project manager does it
Risk
a gap between trades or an unpriced surprise lands on you; with us, it is ours to manage and price before it proceeds
Time
site visits, calls and chasing are your time; with us, you get updates and decisions to make, not problems to solve
Accountability
separate contractors each own their part; we own the whole result, from planning to sign-off
