Reactive Maintenance and Emergency Building Repairs in Auckland
If something has just failed, call 09 600 2212.
NPM Management provides reactive maintenance and emergency building repairs for commercial property across Auckland. We make the situation safe, stop it getting worse, and carry out the repair - with the same team handling the reinstatement afterwards rather than leaving you to find someone else.
We work across retirement villages, aged care facilities, social housing, schools, offices, retail and industrial property, for clients including Metlifecare, Oceania, BUPA, The Selwyn Foundation, Haumaru Housing and AA Home. We hold Totika health and safety accreditation.
What we get called out to
The common ones, in roughly the order they happen:
Water ingress
roof failures, blocked or overflowing gutters and sumps, failed flashings, water tracking through ceilings and wall linings
Burst pipes, leaks and blocked drains
Storm damage
lifted roofing, fallen branches, damaged cladding, debris
Flooding and flood recovery
extraction, drying and reinstatement
Broken glazing, doors and security hardware
anything that leaves a building open or unsecured
Failed locks and access control
Electrical faults and lighting failures
in common areas and access routes
Trip, slip and access hazards
damaged paving, handrails, steps, loose surfaces
Ceiling and lining collapse
following a leak
Vandalism and forced-entry damage
If it makes a building unsafe, insecure, unusable or likely to get worse while it waits, it is worth a call.
How a callout runs
The call
Tell us what has happened, where, and whether anyone is at risk or the building is exposed. That determines the response, so it matters more than a detailed description of the damage.
Triage
Some things need someone on site immediately. Others need to be made safe by you and attended promptly. We will tell you honestly which one you have rather than mobilising unnecessarily and charging for it.
Make safe
The first job on site is to stop it getting worse and remove the immediate risk - isolating services, containing water, securing an opening, cordoning a hazard, temporary weatherproofing.
Repair
Once the situation is stable, the actual repair. Because we run the trades ourselves, most jobs do not need a second contractor booked for a later date.
Reinstatement and report
The building gets put back properly - linings, plastering, painting, flooring - and you get a record of what happened and what was done, which matters if there is an insurance claim behind it.
Availability
Urgent work is prioritised over scheduled work. When something fails we move it to the front of the queue rather than fitting it into the next available slot - on an occupied building, a village, a care facility or a housing block, a problem left sitting becomes a welfare issue rather than an inconvenience.
Our office is open Monday to Friday, 8am to 5pm. Call as early as you can: the sooner we know, the more of the damage is still preventable.
What to do before we arrive
Practical, and it often decides how bad the final bill is.
Make people safe first
Move people away from the area, and out of any room with a sagging or stained ceiling.
Isolate the service if you safely can
Water at the toby or the isolation valve, power at the board if there is water anywhere near electrical fittings. If you are not sure it is safe, leave it and tell us.
Contain, do not clean up
Buckets and towels are fine. Do not strip out wet materials before anyone has recorded the damage.
Photograph everything
Wide shots and close-ups, before anything is moved. This is the single most useful thing you can do for an insurance claim, and it takes a minute.
Secure the building if it is open
If glazing is broken or a door will not lock, tell us on the call so we bring what is needed to secure it.
Note the time it started
and anything that preceded it - a storm, work in the building, an alarm.
Make-safe and temporary works
Not every emergency can be permanently repaired the same day, and pretending otherwise leads to bad decisions. A roof cannot always be properly repaired in the middle of a storm; a structural repair may need materials that are not on a van.
Make-safe is the bridge: temporary weatherproofing, propping, boarding, securing, extraction and drying, and hazard isolation. It stops the loss growing while the permanent repair is scoped and scheduled properly - which almost always produces a better and cheaper outcome than rushing the real fix.
Insurance work
Where damage is likely to be covered, what happens in the first few hours affects the claim. We record the condition, carry out make-safe, and document scope and cause as we go, so the claim is supported rather than reconstructed from memory afterwards.
We carry out full insurance reinstatement - see commercial building maintenance for how the larger remedial packages run.
Occupied buildings and vulnerable residents
Most of our reactive work is in buildings full of people who cannot leave: residents in retirement villages and aged care, tenants in social housing, students, staff and the public.
That changes the priorities. Access routes have to stay usable. Work areas have to be genuinely isolated, not nominally. Noise at night is a real constraint. Residents and families need to know what is happening. And a room taken out of service in a care facility is a bed, not a room.
Our teams work in these environments as the norm, and we hold Totika health and safety accreditation with safety management through Safe365.
Reactive cover inside a maintenance contract
Reactive work is available on its own - you do not need a contract to call us.
But if we already hold a planned preventative maintenance programme for your property, reactive work sits inside the same arrangement: same team, same point of contact, same rates agreed in advance, and we already know the building. Knowing where the isolation valves are before you arrive is worth more at 2am than it sounds.
A well-run programme also reduces how often this page is needed. Most of what we get called out to - blocked gutters, failed sealant, tired roofing - was visible months earlier.
Where this sits alongside our other services
Commercial building maintenance
the building fabric, and the permanent repairs that follow an emergency.
Commercial property maintenance
the broader ongoing service across a property or portfolio.
Planned preventative maintenance
the scheduled programme that prevents most of this.
